Framing & structure
Removing and replacing rotted joists and ledger connections, the load-bearing work that never shows from the outside.
Balcony Repair & Restoration
Structural framing, waterproofing, decking and railings, from a single soft spot to a full rebuild. California licensed, and every estimate starts with a look at the actual structure.
What a repair covers
Removing and replacing rotted joists and ledger connections, the load-bearing work that never shows from the outside.
Resealing or replacing the membrane under the deck surface so water stops reaching the framing below.
New decking and railing, or a matched restoration of an existing stucco or cast balustrade.
Where it usually fails
Framing takes the load, waterproofing keeps it dry, and decking is the only one you can actually see. A repair that only touches the decking leaves the first two untouched.
Recent work
The repair itself
We open up the surface where needed to see the actual condition of the framing before we write a scope.
Rotted joists and ledger connections are replaced, not patched over.
A new or resealed membrane goes down before anything closes the structure back up.
New decking and railing go on, or the existing finish is restored, and we walk it with you.
FAQ
It depends on what the inspection finds. A repair can be as small as resealing a waterproofing membrane, or as large as removing rotted framing and rebuilding the structure before new decking and railing go back on.
A soft or bouncy deck, staining or peeling paint underneath, a gap where the railing meets the deck, or a balcony that has never been opened up for inspection are all reasons to have it looked at.
Yes. We have restored ornate stucco and cast balustrade balconies as well as plain framed decks, and we match the existing look wherever the structure allows it.
Call Contech Inc or send a message and we will schedule a time to look at the structure in person.
